Why should I use your company?

We understand that handing your property over to a 3rd party is scary but we guarantee that we will treat your property as if it’s our own. We are a small independent property management company that strives to give personalized and professional service to our owners. We are fully transparent with all of our transactions,and invite you to log in to your owner portal at any time to check your accounts.

What is included in the management of my property?
We provide a wide range of services. It begins with marketing the property, placing a qualified renter, collection of rent, maintenance facilitation, monthly drive bys, eviction processing and so much more. Call us for more information.
What happens if my tenants don’t pay their rent?
Tenants rent is due on the 1st with a grace period until the 5th. On the 6th if rent isn’t paid we will have our 3rd party eviction service post a 5 day pay or quit notice. Generally a tenant will pay within those 5 days but if not then eviction proceedings will begin.
How long does an eviction take?

The eviction process is relatively fast in Nevada compared to other states. If your tenant doesn’t respond to the 5 day pay or quit notice the 3rd party eviction service will file the necessary paperwork with the Justice court and Constable's office. Usually the tenant will then be removed within 2-4 days and the locks will be changed.

Why should I keep Republic Services and City Sewer in my name?
Trash and Sewer are the two utilities that can be liened against the property if not paid. Since these are quarterly bills and trash is picked up regardless if paid the tenant often forgets or doesn’t pay at all, which can cause a lien and hefty fines on the property. We have the owner keep this service in their name and pay it directly, we then charge $35 a month to the tenant to reimburse you.
How will I get paid?
You have the choice of having a check mailed directly to you or direct deposit in to your checking account. In addition, you will receive a monthly statement. It is computer generated, not hand written, and includes all repair receipts for work completed.View your account 24/7 by utilizing our owner web access feature where you can view payments, bills, make contributions when needed and much more!
When will I be paid?
If rent is paid on time by your tenant then you will receive your rent proceeds between the 10th and 13th of each month, depending on weekends and holidays.

How do you find and evaluate my tenant?
Once your property is placed on the multiple listing service it is then sent out to multiple rental websites such as Zillow, Realtor, Hotpads etc. After we receive an application we run a complete credit check including eviction status and criminal history. We also verify their rental history and employment.
How can I be sure that my tenant will maintain my property?

Being a landlord is a business. With any business or investment there comes with it a certain amount of risk. The most realistic answer to the question is that you can't be sure of anything. However, you can take the necessary steps to reduce your risk by using a property manager that has a comprehensive screening process, executes a solid lease agreement and checks on the tenant periodically. A relatively small percentage of people cause major amounts of damage to a property. There is also a small percentage of tenants that will go out of their way to improve the property. Most people fall in the middle. There are no guarantees in this business. Your best protection is to be financially prepared in the event of a vacancy, damage and/or major repair and to maintain adequate landlord insurance.
