How do I apply for one of your properties?
All of our applications can be found on line at desertwavepm.com.
What do I need to qualify?
In order to qualify for one of our rentals you need to have a credit score of at least 600, have a monthly income of at least 2X the rent, have no evictions, no utilities or previous rentals in collections.
How do I pay my rent?
Once your lease is signed we will send you a tenant portal invitation so that you can pay your rent online.
How do I submit a work order?

All work orders must be submitted via the online tenant portal. Once a work order is placed we will text you with the name and phone number of the vendor that will be calling you to set up an appointment. You can then coordinate an appointment with the vendor; we will not set appointments for you.

What happens if my rent is late?
Rent is due on the 1st and you have a 5 day grace period. You will automatically start receiving late fees on the 6th. If rent is not received by the 6th a 5 day notice will be posted on your door.
What happens if my rent payment is reversed?
If your payment is reversed for insufficient funds or any other reason then a $50 charge will be assessed to your ledger.
What if my situation changes and I can’t finish my lease?
You are still required to give a 30 day notice as well as pay the rent. Your financial obligation to the lease is not removed with early lease termination. There is not a “buy out” option. When a lease contract is broken a hardship is created for the homeowner. The best way to handle it is to give a 30 day notice, leave the property in move in condition for the next tenant and continue to pay the rent until a new lease is executed. Failure to satisfy the contract can result in derogatory reports to credit agencies and/or a small claims judgment against you.
Why do I need renters insurance and where do I get it?
Renters Insurance is required and will cover all of your personal belongings from damage or theft while living in the property. The owners insurance will not cover your personal belongings. Renters insurance can be purchased through your car insurance company.
What do I need to do to get my security deposit back in full?
In order to receive your full security back, we have a list of move-out requirements that will be sent to you when your 30 day notice is given. We require that the property is cleaned and carpets professionally cleaned by a truck mounted system.
Do I have to give a 30 day notice?
Yes. A thirty day notice, in writing, must be given on the first of the month for the last day of the calendar month. Thirty day’s notice is required even if you are moving out at the end of your lease.
