\n\t\t\t\t\t\t\tIn order to qualify for one of our rentals you need to have a credit score of at least 600, have a monthly income of at least 2X the rent, have no evictions, no utilities or previous rentals in collections.
\n\t\t\t\t\t\t\t\t\t\t\t\t\t\tHow do I pay my rent?
\n\t\t\t\t\t\t\tOnce your lease is signed we will send you a tenant portal invitation so that you can pay your rent online.
\n\t\t\t\t\t\t\t\t\t\t\t\t\t\tHow do I submit a work order?\t\t\t\t\t\t<\/p>\n
All work orders must be submitted via the online tenant portal. Once a work order is placed we will text you with the name and phone number of the vendor that will be calling you to set up an appointment. You can then coordinate an appointment with the vendor; we will not set appointments for you.<\/p>\n
\t\t\t\t\t\t\t\t\t\t\t\t\t\tWhat happens if my rent is late?
\n\t\t\t\t\t\t\tRent is due on the 1st and you have a 5 day grace period. You will automatically start receiving late fees on the 6th. If rent is not received by the 6th a 5 day notice will be posted on your door.
\n\t\t\t\t\t\t\t\t\t\t\t\t\t\tWhat happens if my rent payment is reversed?
\n\t\t\t\t\t\t\tIf your payment is reversed for insufficient funds or any other reason then a $50 charge will be assessed to your ledger.
\n\t\t\t\t\t\t\t\t\t\t\t\t\t\tWhat if my situation changes and I can\u2019t finish my lease?
\n\t\t\t\t\t\t\tYou are still required to give a 30 day notice as well as pay the rent. Your financial obligation to the lease is not removed with early lease termination. There is not a \u201cbuy out\u201d option. When a lease contract is broken a hardship is created for the homeowner. The best way to handle it is to give a 30 day notice, leave the property in move in condition for the next tenant and continue to pay the rent until a new lease is executed. Failure to satisfy the contract can result in derogatory reports to credit agencies and\/or a small claims judgment against you.
\n\t\t\t\t\t\t\t\t\t\t\t\t\t\tWhy do I need renters insurance and where do I get it?
\n\t\t\t\t\t\t\tRenters Insurance is required and will cover all of your personal belongings from damage or theft while living in the property. The owners insurance will not cover your personal belongings. Renters insurance can be purchased through your car insurance company.
\n\t\t\t\t\t\t\t\t\t\t\t\t\t\tWhat do I need to do to get my security deposit back in full?
\n\t\t\t\t\t\t\tIn order to receive your full security back, we have a list of move-out requirements that will be sent to you when your 30 day notice is given. We require that the property is cleaned and carpets professionally cleaned by a truck mounted system.
